How it works
From instruction to completion, in four clear stages.
Instruction
Tell us whether you are buying, selling or both. We set out our costs at the start and a qualified conveyancer opens your file.
Searches & enquiries
We check the title and contract, order the searches, raise enquiries with the other side and, if you have a mortgage, deal with your lender.
Exchange
When you are happy with everything and a completion date is agreed, contracts are exchanged and the deal becomes legally binding.
Completion
The money is transferred, the keys are released and we complete the tax return and registration at HM Land Registry.

How much will my conveyancing cost?
Our residential conveyancing price list is published on our Pricing page, and we confirm the costs for your own transaction at the outset.
Can you act for my mortgage lender?
We are approved panel members for various banks and building societies, which lenders often require. Tell us who your lender is and we will confirm.
Who will deal with my purchase or sale?
A qualified conveyancer handles your transaction personally. It is not passed to caseworkers or call handlers.
Can I deal with you in Welsh?
Yes. We offer a bilingual Welsh and English service, so you can use whichever language you prefer.
